What’s less obvious is which sizes, finishes and specs actually move off the shelf versus which ones sit in the warehouse taking up space. This guide is built around that question, from the distributor’s side, not the architect’s.

Based on inquiries and conversations with Greek distributors, demand splits into two fairly distinct buyer groups right now. Dense urban renovation in Athens and Thessaloniki runs alongside a hospitality and short-let boom on the islands, and most distributors are trying to serve both with one catalogue.
Urban buyers want large-formats for open floor plans. They’re renovating apartments and want fewer grout lines and a cleaner look. Island and coastal buyers are thinking about hotels, villas, pool decks, restaurants. Slip resistance and heat performance matter more to them than anything else. If your stock list doesn’t split cleanly between these two, you’ll end up with dead inventory on one side.
There’s also a price sensitivity gap between Athens retail and the Cyclades hospitality market, again based on what distributors have told us directly. Athens buyers shop harder on price per square meter. Island hospitality buyers care more about batch consistency and turnaround, because a stalled pool deck install waiting on tile is a much bigger cost to them than a few extra euros a box.

Standard sizes, particularly 600×600mm, are still the volume driver for residential projects across Greek cities. It’s what tilers know how to lay quickly, it fits older apartment floor plans without a lot of cutting, and it’s what most Greek distributors reorder on a predictable cycle. Keep this tier deep.
Large Format is where the growth is, and 600×1200mm and 800×1600mm are the two doing the most work. Greek design has moved hard toward fewer grout lines in living spaces and hospitality lobbies, and these sizes read close to a slab without slab pricing or slab handling headaches. This is the tier getting specified into new builds and hospitality renovations right now.
Premium Slab sizes move in smaller volumes but at higher margin, mostly for feature walls and villa projects where the near-marble look justifies the price point.
Split your buying roughly this way for a Greek-facing range: Standard for the residential churn that keeps cash flowing, Large Format for the margin and hospitality projects, and a lighter stock of Premium Slab for the projects willing to pay for it.
Marble-look and Statuario patterns are doing heavy lifting in the premium residential and hospitality segments. Athens apartment renovations in the mid to upper bracket want that marble look without the cost or maintenance of actual marble, and hotel lobbies across the islands lean into it for the premium feel at check-in.
Concrete-look is having a moment too, mostly in newer builds and more minimalist commercial fitouts. It’s cheaper to position than marble-look and appeals to a younger buyer who doesn’t want anything too traditional.
Wood-look holds steady in residential, particularly for buyers who want warmth underfoot but need the durability and low maintenance porcelain gives over actual timber, which doesn’t always handle Greek humidity swings well.
Warm neutrals are the quiet workhorse across all of this. Beige, sand, warm grey tones sell consistently because they’re the safe choice for renovators who just want something that looks good and won’t date fast.
This is where Greece is different from most of the other European markets we work with. The climate demands it. Pool decks, terraces, tavernas, villa exteriors, all of it needs R11 slip-rated tile (that’s the standard slip-resistance rating for wet and outdoor areas), and if your stock doesn’t have that spec clearly documented, coastal and island buyers will pass you over fast. This isn’t a nice-to-have, it’s usually the first question they ask.
Large format is preferred outdoors too, for the same reason it works indoors: fewer joints means fewer places for water and salt residue to sit and cause problems over time. Pair R11 slip rating with a large-format outdoor line and you’re covering the exact combination hospitality and villa buyers on the islands are actively sourcing for right now.
If you’re not currently stocking a dedicated outdoor R11 range separate from your indoor lines, that’s probably the fastest gap to close for this market.
The thing that keeps a Greek distribution relationship going long-term isn’t the initial quote, it’s whether batch two looks like batch one. Shade consistency across repeat orders is the number one thing hospitality buyers bring up, based on the conversations we’ve had with distributors, because a mismatched batch on a project already underway is a delay, not just a cosmetic issue.
MOQ, or minimum order quantity, is the smallest amount you can order of a single SKU in one go. Before placing your first order, a few things are worth checking on MOQ specifically.
It varies by size and finish, large-format and premium slab tiers usually carry higher MOQs than standard sizes. It’s set per SKU, not per order, so a mixed order across several sizes and finishes doesn’t need to hit the MOQ on each one individually the same way a single-SKU reorder would. And it matters more for the Greek market than some others, because you’re often stocking two fairly different ranges, urban residential and coastal hospitality, and you don’t want to be locked into huge minimums on a finish that only moves on the islands six months of the year.
Lead times need to be realistic and communicated upfront, especially heading into the spring and early summer build-out season when hospitality projects are racing to be ready before tourist season. Plan restocking cycles around that seasonality rather than treating demand as flat year-round.
Once you place an order, you become the CNEE, the consignee, the party named on the bill of lading who is legally responsible for receiving the goods and clearing them through customs on the Greek end. Knowing what that journey actually looks like helps you plan your own timeline and cash flow around it, especially if this is your first direct import.
It starts with the PO (purchase order, your formal confirmation of what you’re buying) and advance payment, usually a percentage upfront before production begins. From there the tiles go into a production run at the Morbi factory, with quality checks on shade consistency and surface finish before anything gets packed. Once the order is loaded, you’ll get the full documentation set: commercial invoice, packing list, certificate of origin, and the bill of lading naming you as CNEE.
The container then moves by sea from an Indian port, typically Mundra or Nhava Sheva, to a Greek port, usually Piraeus. Exact transit time depends on the carrier, the route, and the season, so it’s worth confirming a realistic window with your freight forwarder rather than assuming a fixed number.
Once the container arrives, clearance is where the CNEE actually matters. You, or your customs broker acting on your behalf, are the one responsible for filing the import declaration and paying the duty and VAT before the container releases. This is the point where the numbers in a landed-cost breakdown stop being theoretical and become an actual invoice you’re settling. After clearance, it’s inland trucking to your warehouse and the order’s yours to sell.
